b) Minkner & Partner cooperates with the Balearic association for court-accredited experts PEJUBA
The employees of Minkner & Partner are distinguished by qualified training and competence in the field of real estate mediation. But frequently there are issues for which it is necessary to consult a court accredited expert. Minkner & Partner therefore agreed a contract of cooperation with Pejuba (Asociacion de Peritos Judiciales de Baleares), represented by president, Rafael de Horna. In the case of a dispute between buyer and seller or between builder and developer, we can recommend professionals whose expertises are legally sound.
They can of course also help our clients in non-juridical issues, e.g.:
a) For a market value pricing of a property in the case of intention to sell, inheritance disputes or divorce proceedings. b) For a status certificate (approx. 600 points of the property are checked). Such a certificate which, depending on the size of the property, costs between 300 € and 800 €, generally helps the buyer on decision making. And when it comes to differences later on, such expertises and certificates document the state of the property at the time of negotiations, respectively the issue of the expertise. It should be common knowledge that the British prospective buyers almost without any exception consult an expert before buying a foreign real estate.
If necessary our staff-member, Monica Duran (+34 971 695 255), can bring you in touch with the expert organisation PEJUBA.
c) Minkner & Partner presents low-energy city mansion in Cas Concos
Everybody talks about saving energy, but only few developers make use of the new technologies. In Cas Concos (close to Felanitx) a Swiss enterprise took the challenge and built a low-energy house in which an energy manager regulates the temperature: Depending on the degrees of heat and demand of hot water, the warm solar-energy heated water is being used either for the floor heating or as heat accumulator. Windows, walls and ceilings have special isolation features. The city villa with swimming pool and a living area of 416 m² is located on a 514 m² plot (Ref. 5273). For further information on this object or new energy techniques please contact our branch manager in Llucmajor, Mandy Fletling, phone: +34 971 66 29 29.
2. Mallorca - construction, economy, politics, law and taxes
a) Elton John and Andrea Bocelli promote Majorca
A giant event will take place on 4th September 2010: Andrea Bocelli and Elton John expect 34.000 concert visitors in Majorca. The organiser act in cooperation with the Balearic ministry of tourism and promote the event in all of Europe. Journalists from Great Britain, Italy and Germany were, in advance, invited to a press journey to Majorca. Various tour operators offer full packages for concert goers. A good business for the ministry of tourism: The pictures of the event in the ONO stadium can be used gratis for the promotion of the island.
b) Banco Santander buys Royal Bank of Scotland
After the Spanish Banco Santander had bought the German branches of the Swedish Bank SEB, the bank now also buys for almost 2 billion Euros the 318 branch offices of the Royal Bank of Scotland which after been struck by the financial crisis had been put under governmental control. The sales procedure is to be finalized by end 2011.
c) Master plan for Playa de Palma
Playa de Palma at present offers 46.000 hotel beds. According to the just presented master plan of the Reform Committee for the tourist zone (10,5 km settlement strip from Can Pastilla to Son Veri), these are to be reduced by 40 to 60% in the course of the integral reform and the demolition of obsolete hotels. The overall plan shall be realized by 2010.
d) Biniaraix - village protected as historic monument
In a meeting of 29.07.2010, the Majorca Island Council has put the complete village Biniaraix, close to Soller, under historic protection. The decision was justified with the extensive historic structure, the integration of the village into the landscape and the historic water channelling system. In consequence, any structural changes can only be carried out subject to strict regulations. Further villages which are already listed are: Biniali, Deia, Binissalem, Estellencs, Orient, Ses Olleries, Ses Coves, Ses Alqueries, Ruberts and Jornets.
e) First denied, now certified: Golf Santa Ponsa S.L. holds Real Golf Bendinat
The so far publicly denied take-over of the golf club Real Golf Bendinat by the Nigorra group was finally confirmed during the leave-taking ceremony of Jorge Pando, golf director in Bendinat. More precise: Die Golf Santa Ponsa S.L. which runs the 3 golf courses of Santa Ponsa has taken over 51% of the capital stock of Real Club Bendinat and thus controls this golf course. Pando?s successor will be Luis Nigorra, manager of the Santa Ponsa golf courses.
f) Long waiting lists for public moorings
It reminds me of the long waiting periods for the delivery of a Trabi-car in the German Democratic Republic when the Balearic Government announces that by now 3.360 persons are waiting for a mooring place in Majorca and the waiting time is of up to 26 years. Especially high demand is for state-owned moorings in the harbours of Soller and Pollensa. At present the price for a mooring in one of the 16 state-run marinas in Majorca is approx. 2.000 € a year. The Balearic Port Authority plans to make better use of the space in the port basins and wants to downsize the existing moorings. 3. Galería de Arte Minkner & Culture

b) "RETROSPEKTIVE" - Jürgen Wölke in the Galería de Arte Minkner in Santa Ponsa
When we planned this year?s summer exhibition with Prof. Jürgen Wölke in the past year, he was full of ideas and zest for action. It were again the assemblages, the three dimensional collages, with which he wanted to form new subjects; this time of different fields of work and home environment. In the middle of the preparations for this big exhibition he succumbed to a heart attack at the age of 67 years in Majorca where he had, for the last ten years, found his second home and set up his studio.
We maintained the date for the exhibition and at the same time want to remember the very popular and renowned artist. The exhibition is now titled "Retrospektive". And apart from some new works of Wölke, the Galería de Arte Minkner shows older pieces of its stock. Wölke has been a dear friend to the entrepreneurial couple, Edith and Lutz Minkner, who presented him to a broad public in Majorca.
Wölke was a master of assemblage, the three-dimensional material image. In his home town, Berlin, he was one of the highlights of the local art scene already 30 years ago. His three-dimensional representations of corner pubs and shops, backyards, morbid facades and ruins were likewise historic documents and had an international circle of collectors including Henry Kissinger, Helmut Kohl and Francois Mitterand, among others. In the airports of New York and Leipzig one can admire large-format assemblages of the artist.
Majorca offered Wölke a lot of motives: Following his Berlin style he found his new topic in old town facades, cafés, bars and traditional shops. His works became impressive environmental studies with documentary value; the world in miniature version.

Nowadays Falco is considered one of the leading landscape painters in Spain and consolidated this reputation with numerous individual and group exhibitions with both national and international presentations during the past 45 years.
